Lake Mountain Estates, Phase 1, is a 55+ adult community in Boulder City, Nevada, located on the northeast side of Lake Mountain Drive and north of Marina Drive. We have entrances off Lake Mountain on Mt. Tamalpais Way and off Marina on Mt. Blackburn Lane. Our community sign is on the north corner of Lake Mountain and Marina.

Lake Mountain Estates Phase 1* is a quiet and picturesque 76-unit adult community (at least one homeowner has to be 55 or over and all residents must be over 21 years of age) overlooking Lake Mead in the quaint Boulder City, Nevada.
Our owners own their lots and manufactured homes and the Association does not allow allow rentals--ensuring a safe and peaceful place to enjoy the beauty of the lake and mountains.
Currently, our dues are budget-friendly at $420 per year, homeowners have access to a recreational vehicle parking lot (for an additional fee), offer ample parking for guests, regular landscaping maintenance of common property, and regular street maintenance.
Finally, the association is managed by a five-member board of directors. We do not use a management company, relying on volunteers for our community management--we hope you will join us at Lake Mountain Estates Phase 1!
*While we share the name Lake Mountain Estates with Phases 2-3-4, our homeowners’ association, Lake Mountain Estates Association, Inc. is not affiliated with their association and we do not have regular access to their pool and clubhouse. The two associations function independently and have separate rules and regulations.
The community, through the association, owns the common grounds, streets, sidewalks, and parking areas. Homes have city water, electric, and sewer service with gas and cable available.
